The first long weekend of the summer season is around the corner and I'm looking forward to all the things that come with that - getting the garden and yard looking great, having a family barbeque and being out in the fresh air. I hope you enjoy your Victoria Day weekend and get to spend time doing the activities you and your family enjoy.

In this month's newsletter I have some tips on buying in a busy market, like we've been seeing in Calgary for over a year now. According to last month's CREB data, we are continuing to experience an increase in pricing for all housing styles across the city. Knowing how to make a plan to purchase right now is key to finding your next home to love!

I'm also putting a spotlight on a unique and wonderful property I have in my listings. Tight Market Tips for a Top Buying Experience


It can be daunting needing or wanting to buy when inventory is tight, creating a market that seems to favour the seller. But fear not! t\There are a few simple steps you can take to reduce your stress and have GREAT success finding, AND buying a great home for you in these tight market conditions.

  1. Know what you can - and want - to spend. Do a review of your budget, consider your lifestyle and determine what price point is realistic for you. Make sure you also get pre-qualified for a mortgage or any financing you might need. You'll be able to make a firm commitment to buy, making your offer more desirable to the seller.
  2. Connect often with your real estate agent. Make sure they know what you want, what your deal-breakers are, and when you are wanting to make a move. By staying in frequent contact, you'll also be able to find out about the newest listings that fit your needs.
  3. Be ready to see a home as soon as it goes on the market - if it's an amazing listing that perfect for you, it might be very desirable to others as well. Don't delay your viewing, as the listing could sell fast.
  4. Be ready to make a decision. Spend a lot of time in advance deciding what you must have in a home so you won't be unsure when you have the chance to make an offer. If you are buying with a spouse or someone else who will be a decision maker, make sure you are on the same page before you start looking.
  5. Bid competitively. You may not want to start out offering the absolute highest price you can afford, but don't go too low to get a deal. In a tight market, you'll lose out. Your friendly realtor can offer you great advice on how to structure a competitive offer!
  6. Be flexible and keep conditions to a minimum. Restrictions such as needing to sell your home before you move or wanting to delay the closing until a certain date can make your offer lose out to others with less restrictions.
