August News: Calgary market news and how to stay dry!


I hope you are having a great summer and have been able to enjoy some down time with family and friends.

The real estate market in Calgary has definitely shifted to a balance market, meaning supply and demand are on par with one another. What this means for you is relatively stable prices, good inventory options if you are looking to buy (making it potentially easier to get a home that best matches what you are looking for) and reasonable selling timeframes. Buying a new home is likely the biggest purchase you will ever make, so it is always better to be looking when there is decent supply to choose from and moderate timeframes for purchasing. Most buyers prefer a balanced market as they have choice and a little more time to look and reflect on whether a property is the right choice for them. Sellers also do well in balanced markets as there are more buyers looking (keeping prices steady), and often find the experience and process to be more predictable and less stressful. Because homes typically sell at a moderate pace, sellers generally have a more reasonable time to prepare for their own move. If you have been considering buying or selling but have been avoiding it because of the higher pressure, fast moving markets we've seen in the last few years, now is a great time to make it happen! You may have noticed it's rained a lot here in Calgary this summer. In fact, we've broken several records with the amount of rainfall we had in July. Unfortunately that has put a damper not just on people's vacation and activity plans, but also has caused trouble at home. Many homeowners across Calgary have been faced with water damage and flooding in their basements because of the rain. While extreme weather can often leave us feeling unprepared, there are steps you can take to make sure your home is as ready as possible should we get more significant rainfall in August. I've shared some tips below of how to keep your home dry for the rest of this summer (and beyond).

Keep your basement dry!

Tips for keeping the water out in extreme rain.


As noted above, Calgary saw a record amount of rain fall in July. While everything looks lush and green outside, many people across the city faced water damage and flood in their basements. There are a variety of factors that let the water in- including foundation cracks, leaking basement windows and even water seeping up through the foundation. In cases of extreme weather, sometimes systems and structures (gutters, drains et.) built for "norms" in Calgary simply become overwhelmed, and there isn't much that can be done. However some flooding dangers can be prevented. By making a few changes proactively, you can have a better chance of stopping water from ending up where it shouldn't be!
Here are some tips on how to prevent flooding in your home or at least mitigate the risk:

Ensure Proper Yard Drainage:
The ground around your house should slope away from the foundation. Proper landscaping can also help direct rainwater away from your home and prevent pooling.

Direct Your Downspouts:
In Calgary, downspouts are sometimes directed towards gardens or green space to maximize use of precipitation because of the low levels of rain we normally get in the summer. In fact, most of the time we probably don't give a lot of thought as to where our downspouts even drain because of our dry climate! However, in times of extreme, ongoing rain like we've seen, it's important for downspouts to send water as far away from your house as possible - even if that means adjusting the position, adding extensions etc.

Clean Your Eavestroughs:
Clean eavestroughs and downspouts regularly to prevent clogs and ensure proper water flow. Many folks do a good clearing out their gutters and downspouts the spring and fall. But an abundance of wind and/or hail from summer storms can quickly clog your gutters with leaves, pinecones, twigs and branches! Be sure to check to make sure water flow isn't obstructed. If you don't feel comfortable checking your gutters yourself, there are contractors you can easily book to come out and take a look.

Seal cracks and gaps:
Inspect and seal any cracks or openings in your basement walls, floors, and window wells to prevent water seepage. Unfortunately, heavy periods of rain are how some homeowners find out there are cracks! To be more proactive, you can do a visual inspection inside and outside your home to looks for signs of leaks or prior water damage. If you suspect a leak but can't pinpoint the source, consider hiring a professional for a more thorough inspection, which may involve using specialized equipment like infrared cameras or leak detection devices. Once cracks or gaps are located, they can be sealed and/or repaired by a professional.

Install a sump pump:
Not every neighbourhood in Calgary needs one, but in some cases, homeowners have opted to add one to their home later. This can be due to water tables changing or new property drainage issues that develop over time. A sump pump is typically installed in a pit at the lowest point of your basement to pump out excess water. While this can be a costly investment, for certain homes and neighbourhoods it can make a huge difference in protecting your home and valuables from water damage - saving you lots of money and giving you peace of mind in the long run.

While nothing can 100% prevent water damage - especially in times of extreme weather - regular inspections can help identify potential issues before they lead to flooding.

Additional tip: It's a great idea to store valuables in waterproof containers and bins when possible, so you don't lose important keepsakes and belongings should water end up where it should be in your home.





































Rainy day fun: Things to do in Calgary when the weather isn't cooperating



Rain can put a damper on summer plans, and this year that has very much been the case. If you are looking for some fun things to do when the weather outside isn't great, consider one of these options:

Try rock climbing - indoors! Check out a climbing centre like Calgary Climbing. Have fun on climbing walls, bouldering terrain and so much more. As long as you are okay with heights, this is a great activity for both new and experienced climbers.

Escape the rain - in an escape room! Grab your friends or family and check out one of Calgary's many escape rooms. You'll need to solve a series of themed puzzles within a certain amount of time to find the key to unlock the room, or solve the mystery. There are escape rooms for all ages and skill levels that you can try!

Head to the library! Find a great book or check out one of the many programs they offer across the city. Learn a new skill, attend a guest lecture or participate in the many activities they offer both kids and adults. The best part? It's free!
