
As we head into the holiday season, I can't help but reflect on how thankful I am for family, friends, good health and you - my past, present and future clients, for staying connected and supporting my business. I appreciate the trust you have given and I look forward to working with you in the future. I would also like to take this opportunity to wish you a Merry Christmas and a happy holiday season. Whatever you may be celebrating this month, I hope you enjoy making memories with friends and family, sampling delicious treats and maybe even getting some relaxation in.
In this month's newsletter I have the Calgary real estate market numbers for November. The recent major pipeline announcement is excellent news for Alberta. This increased investment will mean more jobs for Albertans and will definitely strengthen the demand for real estate here in Calgary. This is great news for buyers and sellers alike!
With that in mind, I've also included some "pros" to selling your home during the winter months. While it can be traditionally a little less of a busy time in the real estate market, there are some great advantages to listing December to early March you may not have considered.
There is something about this time of year that can make all of us a little nostalgic, thinking about the holiday season in years gone by. Most are before my time, but it is always interesting to get a glimpse of the city during a different time, and see what is the same, and what's changed!

Capitol Hill is a beautiful neighbourhood in northwest Calgary, and home to the iconic Lion's Festival of Lights at the Confederation Park Golf Course. Capitol Hill was established in 1948 with most homes being constructed in the early 1950s. In recent years, this neighbourhood has seen a number of new modern infills and redevelopment projects. Bordered by 16th Ave to the south, Confederation Park to the north, 19th St to the west and 10th St to the east, this community has great access to downtown as well as both U of C and SAIT. Your home may feel especially inviting in the winter, particularly around Christmas with tasteful decorations and festive lights. Beyond December and into the winter months a lit fireplace and cozy lighting, and the addition of warm textiles (think a fuzzy couch throw) can create an extra warm and welcoming environment.
Show-off those winter features:
What better season to highlight what winter benefits your home offers. Heated garage, heated floors, fireplaces, and energy-efficient windows are all great things to show off to potential buyers. Other features that can heat up interest in your home in the winter months are saunas, steam showers, deep soaker tubs or even heated driveways! These upgrades really stand out and garner more appreciation from buyers during Calgary's chilly winters.
Less competition:
Inventory tends to be at its lowest in the winter months, giving discerning buyers less to choose from. Your beautiful home will stand out even more as a top option for buyers. Winter can also bring out more serious buyers who are looking to find a new home and commit more quickly.
While every season has its pros and cons when it comes to buying and selling, winter is often thought of as a less than ideal time. However as discussed above, there are actually a number of advantages to selling in the winter.
